No garage for me right now!!!!

Looks like the only way to get plans approved in this township is to be a member of the zoning board and have a wife on the township committee. Or be a big boat builder with lots of  d-s d-s d-s then you can build wherever you want even in Wetlands. My site plan for the  garage was shot down by the zoning officer. Can't build it where I want and any other place on the property is not practical or is considered Wetlands. Like one little garage is going to hurt the environment.  m-d It might be time to move.

Yeah...that sucks. My buddy put up one of those temporary shelters and replaces the 'tent material' every couple of years. He works/keeps his '69 Firebird in it. He went thru the same thing...I know they suck, look ugly etc., but it's one way to get around the zoning issue. Plus, you *could* put some solid/plywood walls in there and just have the 'tent' covering it all up. With a portable heater and some lights mounted on a cross beam, it really isn't that bad. This is one way to have your cake and eat it too sorta...

Oh...and it doesn't have to be a rinky dink one either. You could put up one of These 20X30' shelters over a concrete 'patio' and do some serious work inside  weldface

LOTS cheaper than a regular garage too...

Once you do concrete they consider it a permanent structure. Might be best to go with a 24x30 "shed" with a 3/4 wood floor. That way you can say it can be moved. weldface

...or you can do brick or pavers so that you have a solid floor. If you simply put the shelter over an 'existing patio' then they can't say jack about it. And...a patio, will not make your taxes go up either.

Get the ordinance that governs it. Read it carefully. It may be that a "Garage" which requires a foundation cant be done but a "Pole Barn" which does NOT require a foundation can. Also a "Portable" which is a self contained unit that can be moved
is not a "Permanent Structure".

That is the one I'm getting. 14' X 24' delivered whole for under $8000!

Have the same problem here in Audubon. The town told me about 14 years ago that "too much of my land is covered". Even with all the set backs it would have pushed a garage to about the center of my yard. I've been renting a 2 car garage about 6 blocks from my house since 1995. The property changed hands about 2 years ago and my rent has gone up so I'm always looking for something secure and cheaper. I've got a tent garage bolted down to the end of my driveway and my Corvair has been living in it for about 3 years. There isn't enough room to work on the car but at least its staying dry. Buddy,
Try the guy down on RT-47 in Newfield/Malaga next to Wrights Liquiors right across the street from the Malaga PO. Bought a 10-12 by 15-20, ( Cant remember ) last year for $2500 delivered, real nice guy.. family business.

Thats a real bummer. I live in Mullica also. They would not let me do a detached Pole Barn but they aproved a 25x25 garage attached to the house. Have you checked into that? It cost me double the price of the Pole Barn but thier was no problems otherwise & I don't know anybody in local government. Did not need a varience or anything just standard permits & my lot is only an acre.

Thanks for all the good advice. I'm not done yet. I plan on getting some of the committee members here along with the zoning officer and show them exactly where I want the garage placed and why it should go there. I intended to put up a pole barn but that was shot down. I live in the sticks in the middle of nowhere and the garage couldn't even be seen from the road.  c23 &m&

I think it's a matter ( as someone has already stated) of the ratio of how much land you have vs. how much is built on it.

40X40' Garage 25X45 House with F150 in between. Not much lawn to mow  P#3 The house came with the garage...it's the only reason I bought the joint. There's definately more building than lawn. Guess it was grandfathered in...along with the 3-phase  :icon_twisted:

Ah yes...the grandfather clause!

I've heard that if you were to knock down a garage and rebuild it in the same "footprint" its ok to ignore local codes since as long as theres no more than 10 years between demolition and reconstruction.

A guy around the corner from my house knocked down a rotted 1 car garage about 7 or 8 years ago and rebuilt it. Just 1 little catch, he made it a two story garage! The second floor is done up with windows, lights and an outside stair case. His wife uses it as a crafts studio. I don't think the building inspector saw that coming but its been built in the exact foot print as the old garage. Guess the "grandfather factor" doesn't apply to height!

Bob, that'll vary from township to township. They will also take into effect wether it's an eyesore or if it will effect anyone elses enjoyment of their property or resale value.

I've dealt with this alot when I moved in here
